Help & FAQ

Find answers to common questions about TabiVista

General Questions

TabiVista is a vacation rental platform where travelers book unique homes directly from hosts, with the full total shown before you book. We also help you discover local dining and things to do near your stay. Our name combines "Tabi" (旅), the Japanese word for travel, with "Vista," the new perspectives that travel opens up. Every stay is run by a local host, and you book directly with them.

Several things set us apart:

  • 0% Host Fees: Airbnb charges most hosts up to 15.5% per booking. We charge hosts nothing, which means hosts can offer better prices or invest more in their properties.
  • Book Direct with the Host: You book with the person who runs the home and message them directly.
  • Local Discovery: Beyond stays, we help you discover local dining and experiences that tourists often miss.
  • Transparent Pricing: You see the full price upfront, including all fees and taxes.

For travelers: Creating an account and browsing is completely free. You only pay when you make a booking, which includes the property rate plus an 8% service fee.

For hosts: Listing your property is free, and we charge 0% commission on bookings. You keep 100% of your earnings — we absorb all processing costs.

Yes, you need to create a free account to make a booking. This allows you to:

  • Communicate securely with hosts
  • Manage your bookings
  • Save properties to your wishlist

You can create an account here.

Yes! TabiVista works as a Progressive Web App (PWA), which means you can add it to your home screen for quick access.

  • iPhone/iPad: Open TabiVista in Safari, tap the Share button, then "Add to Home Screen"
  • Android: Open TabiVista in Chrome, tap the menu (three dots), then "Install app" or "Add to Home Screen"

Once installed, TabiVista will launch like a native app with its own icon, and cached pages will work even when you're offline.

Booking & Payments

If you found a property on Airbnb, you can look it up on TabiVista using its Airbnb listing ID. Every property we import from Airbnb keeps the same ID, so the number matches.

To find the Airbnb listing ID, open the property on Airbnb and look at its web address. It looks like airbnb.com/rooms/12345678, and the number after /rooms/ is the listing ID.

Copy that number, paste it into the search bar on our Stays page, and hit Search. If the property is on TabiVista and currently available, it will appear in the results. If nothing comes up, it may not be on TabiVista yet, or the host may have temporarily hidden it.

Note: this works with Airbnb listing IDs only. IDs from other sites such as Vrbo or Booking.com use different numbering and will not match.

Why book on TabiVista? Hosts here keep 100% of what you pay (we charge hosts 0% commission), so they can offer a better price than on platforms that take a cut. Each host sets their own pricing, so it is worth comparing the total before you book.

  1. Browse: Search for properties by location, dates, and number of guests
  2. Select: Choose a property and click "Reserve"
  3. Review: Check the booking details, pricing, and cancellation policy
  4. Pay: Enter your payment information (your card is authorized, not charged yet)
  5. Wait: The host has 24 hours to approve your request
  6. Confirm: Once approved, your card is charged and you'll receive confirmation

When you submit a booking request, your card is authorized (not charged). This places a temporary hold on the funds.

  • If approved: Your card is charged and the booking is confirmed
  • If declined: The authorization is released immediately
  • If no response: After 24 hours, the authorization is automatically released

This protects both you and the host — you're not charged until the host confirms availability.

The total price shown at checkout includes:

  • Nightly rate: Set by the host (multiplied by number of nights)
  • Cleaning fee: One-time fee set by the host (if applicable)
  • Pet fee: A flat per-stay fee set by the host, added only if you tell us you're traveling with a pet
  • Service fee: 8% to support platform operations
  • Taxes: Applicable local taxes as required by law

We show you the complete breakdown before you confirm, so there are no surprises.

We accept all major credit and debit cards through our secure payment processor, Stripe:

  • Visa
  • Mastercard
  • American Express
  • Discover

Your payment information is encrypted and processed securely. We never store your full card details.

Yes, you can cancel a booking from your My Bookings page. Each property sets its own cancellation policy, shown on the listing page and at checkout before you pay:

  • Moderate: Full refund 5+ days before check-in
  • Stricter policies require more notice to qualify for a refund, may refund only part of your stay, and some properties are non-refundable. The exact terms are always shown before you book.

Note: The service fee is non-refundable for guest cancellations.

If the host cancels:

  • Before check-in: Full refund of the entire amount, including all fees
  • Mid-stay: Prorated refund for remaining nights (nightly rate + service fee + taxes). Cleaning fee is not refunded as cleaning has already occurred.

Hosts have 24 hours to respond to booking requests. If they don't respond within this window:

  • The booking request automatically expires
  • The authorization hold on your card is released
  • You're free to book another property

We encourage hosts to respond promptly, and response rates are tracked.

Some hosts require a refundable security deposit to protect their property. The deposit is charged when the host approves your booking and automatically refunded 48 hours after checkout if no damage claim is filed.

Deposit amounts range from $50 to $2,000 and are set by the host per property. The deposit amount is shown on the listing page and during checkout.

Your deposit is automatically refunded 48 hours after your checkout date. If the host files a damage claim during that window, the funds are held and you have 72 hours to respond or dispute before anything is finalized.

If your booking is cancelled or declined, the deposit is always refunded in full, regardless of the cancellation policy. Refunds are processed to your original payment method and typically appear within 5-10 business days.

If a host files a damage claim, no money moves right away. You have 72 hours to dispute it from your booking details page, where you can add a short explanation and up to three counter-evidence photos.

If you dispute, our team reviews both sides — the host's claim and your response — and decides the outcome (the claim may be upheld, partially awarded, or rejected). You'll be emailed the decision. If you do nothing within 72 hours, the claim is finalized as filed. A host can also withdraw a claim before you respond, in which case your full deposit is refunded.

Some hosts enable ID verification for added security. When enabled, you'll need to upload a clear photo of your government-issued ID (passport, driver's license, or national ID card) after booking. The host reviews your ID and verifies it before sharing the property's exact address.

Your ID photo is stored securely on our servers and is visible only to you and your host during your booking, plus TabiVista administrators. GPS and EXIF metadata are automatically stripped from uploaded images to protect your privacy. ID photos are automatically deleted after your stay and are not shared with any third parties.

If the host rejects your ID, you'll see the reason in your booking details and receive an email notification. You can then re-upload a new, clearer photo. Common reasons for rejection include blurry photos, expired IDs, or the ID not being fully visible in the image.

Some hosts require guests to accept a rental agreement at checkout before completing their booking. The agreement outlines the terms of your stay, such as occupancy limits, noise policies, and liability. You must read and check the acceptance box to proceed with booking. A copy of the agreement you accepted is saved to your booking details for your records.

Yes. You can view the exact agreement you accepted at any time from your booking details page. The text is saved as a snapshot at the time of booking, so even if the host later updates their agreement, your copy remains unchanged.

Yes. Either the guest or host can request a date change on a confirmed booking from the booking details page. The other party must approve or decline the request.

When a date change is approved:

  • Price decrease: You receive a partial refund for the difference
  • Price increase: The difference is charged to your payment method on file
  • Same price: No payment adjustment needed

Pricing is recalculated based on the new dates using your original nightly rate. Only one date change request can be pending at a time, and the new dates must be available and in the future.

Each property is priced in the host's chosen currency. You'll see prices in that currency throughout the listing, checkout, and your booking confirmation. Stripe charges your card in the same currency the property is listed in.

We support 24 currencies including:

  • USD (US Dollar), CAD (Canadian Dollar), MXN (Mexican Peso)
  • GBP (British Pound), EUR (Euro), CHF (Swiss Franc)
  • SEK, NOK, DKK (Nordic currencies)
  • AUD, NZD, SGD, HKD, JPY, KRW, THB, INR, VND, and more

If your card is in a different currency, your bank handles the foreign exchange and may add a small FX fee, the same way it would for any international online purchase.

For Guests

For privacy and security, the exact property address is shared based on the host's address sharing preference. Before booking, you'll see:

  • The general neighborhood/area
  • An approximate location on the map

Depending on the host's setting, you'll receive the full address at one of these times:

  • On Confirmation — as soon as the host approves your booking
  • After Cancellation Window — once the free cancellation period ends
  • Close to Check-in — a few days before your arrival

You'll always see the exact timing in your booking details.

You can contact a host in two ways:

  • Before booking: Click the "Contact Host" button on any listing page to send an inquiry. This is useful for asking questions about the property, availability, or house rules before committing to a booking.
  • After booking: Message your host directly through your booking details page to coordinate check-in times, request local recommendations, or report any issues during your stay.

All messages are sent through TabiVista's messaging system. Enable push notifications to get instant alerts when your host replies.

If you encounter issues with a property:

  1. Contact the host first — Many issues can be resolved quickly directly with the host
  2. Document the issue — Take photos if relevant
  3. Contact us — If the host can't resolve the issue, reach out to our support team

For urgent safety concerns, contact local emergency services first, then notify us.

Pet policies vary by property. Check the listing's house rules and amenities section to see if pets are allowed. If it's not clear, message the host before booking to confirm.

Some pet-friendly listings let you bring a pet for a flat per-stay pet fee. On those listings you'll see a "Traveling with a pet?" option when you book, and the pet fee is shown in your price breakdown before you confirm.

Service animals are generally permitted regardless of pet policies, as required by law.

Guests pay an 8% service fee on each booking. This covers platform operations and payment processing.

Because we charge hosts 0%, they don't need to inflate their prices to cover platform fees — so guests often pay less overall compared to other platforms.

Reviews

After a completed stay, both guests and hosts can leave a review. Reviews are double-blind: neither side sees the other's review until both have submitted, or until a 14-day window passes. This keeps reviews honest and free from being influenced by what the other person wrote.

Once your stay is complete, you'll receive an email inviting you to review, and a "Leave a review" option appears on the booking in your account. Rating your stay with stars takes a few seconds; adding a written note is optional but helps other travelers.

Your review becomes public as soon as any of these happens:

  • Both you and your host have submitted your reviews
  • 14 days have passed since you submitted
  • For a guest's review, your host publicly responds to it

Until then, it stays hidden from public view.

Not before their own review of you is locked in. A host can only read your review after they have submitted their review of you, or after their review window has closed unused. Responding publishes your review together with their response — and your rating won't change the listing's public score until your review is revealed.

Yes. Reviews are two-way. After a stay, a host can leave a review about their guest, and a brief reputation summary may be shared with other hosts you request to book with. See our Privacy Policy for details.

Not in search. Our search order is featured listings first, then a rotation that gives each host's newest listing a fair position, then most recent. A rating is not part of it, and featured placement is set by hand rather than earned with a score.

Two carousels do use a rating: Top Vacation Stays on our homepage and Stays Nearby on our restaurant and experience pages. Both read the rating imported from Airbnb, so reviews written on TabiVista never affect where a listing appears. Our Review Policy covers this in full.

For Hosts

Getting started is easy:

  1. Create an account (or sign in if you have one)
  2. Go to your dashboard and click "Add Property"
  3. You can import from Airbnb using your iCal link, or create a listing manually
  4. Add or upload photos, set your pricing and availability
  5. Publish your listing

Your listing goes live and becomes bookable right away.

TabiVista charges hosts 0% commission.

Yes, you read that right. Airbnb charges most hosts up to 15.5% per booking under their host-only fee model. We charge hosts nothing — you keep 100% of your earnings.

We even absorb payment processing costs. Your payout is your full nightly rate plus any cleaning and pet fees — no deductions, no surprises.

Payments are processed through Stripe:

  • Guest payment is captured when you approve the booking
  • Funds are held until after guest check-in
  • Payout is initiated to your connected bank account about 24 hours after check-in
  • Typical payout time is then 2-5 business days depending on your bank

Note: For new Stripe accounts, first payouts may take 7-14 days while Stripe verifies your account. Subsequent payouts are faster.

You can track all your earnings and payouts in your host dashboard.

For properties located in the United States, applicable sales tax is calculated automatically and shown to guests at checkout. In states where TabiVista is registered to collect and remit sales tax, we handle remittance for you. In other US states, we include the collected tax in your payout for you to remit to your state and local tax authorities — you'll see it itemized on your booking and payout as "tax collected (you remit)."

For properties located outside the United States, TabiVista does not collect taxes at checkout. Your listed nightly rate is the all-in price for the booking, and you are responsible for any tax obligations (such as VAT, GST, or local accommodation taxes) in your own jurisdiction.

Regardless of where your property is located, certain local taxes may be your responsibility to collect and remit separately, including:

  • Hotel occupancy taxes (e.g., NYC Hotel Occupancy Tax)
  • Tourism taxes
  • Lodging taxes
  • Transient accommodation taxes

Many jurisdictions exempt hosts who rent their primary residence, rent fewer than a certain number of nights per year, or rent only a single room.

We recommend consulting a tax professional or your local tax authority to understand your specific obligations. For more details, see the Tax Responsibilities section of our Terms of Service.

You have 24 hours to approve or decline a booking request. We recommend responding as quickly as possible because:

  • Guests appreciate quick responses
  • If you don't respond, the request expires and you miss the booking

You'll receive email notifications for new booking requests, so make sure your email is up to date.

Yes! If you list on multiple platforms, you can import their calendars into TabiVista via iCal to keep availability in sync and prevent double bookings. We support Airbnb, Vrbo, and Booking.com, plus any custom iCal URL from another site or property manager, and you can connect more than one calendar to the same property.

To set it up:

  1. Copy the iCal link from each platform (Airbnb, Vrbo, Booking.com, or another site)
  2. Open your property's calendar in TabiVista and find the Calendar Sync section
  3. Click Add Calendar Feed and paste the link

Connected calendars refresh automatically every 30 minutes, and you can run a manual sync anytime with Sync All.

Your TabiVista listing gets its own Google-indexed page, so it can appear in Google and in AI search results (including Google AI Overview, Gemini, ChatGPT, Claude, and Perplexity), not just inside a platform's internal search. Our AI tools help you optimize further:

  • Optimize Title — Generate search-optimized titles that include your location and property type
  • Generate Summary — Create compelling descriptions optimized for search result snippets
  • Enhance Description — Add SEO-friendly opening paragraphs targeting your ideal guests

You can also select target audiences (like "Remote Workers" or "Family Vacation") and add custom keywords to tailor your content for specific travelers.

These tools are available on your property edit page — just click the "Optimize" or "Generate" links next to each field.

Yes. TabiVista includes built-in automated check-in and check-out reminders that you can enable per property:

  • Check-in reminder — Sent the day before arrival. Include house rules, WiFi info, or parking instructions.
  • Check-out reminder — Sent on check-out day. Remind guests about key return, trash, or late checkout options.

Each message uses a customizable template with placeholders like guest name, property title, and dates. Messages appear as regular messages in your conversation with the guest and trigger push notifications.

Set this up on your property edit page under Automated Messages.

Yes. From your property edit page, go to the Photos tab where you can:

  • Upload photos — Add your own images (JPEG, PNG, or WebP, minimum 800×600)
  • Reorder photos — Drag and drop to arrange the gallery order
  • Set cover photo — Choose which image appears as your listing's main photo
  • Delete photos — Remove any photo you no longer want

Photos you upload are kept separate from Airbnb-imported photos. When you sync your listing from Airbnb, your uploaded photos are preserved.

Yes. For active listings, click the QR code button on your properties page to generate a branded QR code linking directly to your TabiVista listing.

You can:

  • Download as PNG — High-resolution image ready for printing
  • Copy the link — Share the tracked URL directly

Print QR codes for welcome books, fridge magnets, nightstand cards, or checkout cards. When guests scan it, they land on your listing and can book direct next time — no Airbnb fees for either of you.

A welcome guide is a digital guidebook you can create for each property. It includes sections for:

  • WiFi — Network name and password
  • Check-in & check-out — Instructions and times
  • House rules — Your property rules
  • Local tips — Restaurant, activity, and sightseeing recommendations
  • Getting here — Directions and parking info
  • Emergency contacts — Local numbers and info

Guests can access the guide from their booking page once confirmed. You can also share it via a QR code printed at the property — no app or login needed.

Set it up on your property edit page under Welcome Guide. You can enable or disable individual sections, reorder them, and update the content anytime.

Yes. TabiVista supports 24 currencies for property listings, including CAD, GBP, EUR, AUD, NZD, MXN, JPY, CHF, SEK, NOK, DKK, SGD, HKD, THB, ZAR, INR, KRW, and more.

When you import or add a property, we auto-detect the currency from the country (Canada becomes CAD, the UK becomes GBP, Eurozone countries become EUR, and so on). You can also change it manually on your property edit page under Pricing.

A few things to know:

  • Guests see your currency. Prices on your listing page, search results, and checkout all display in your chosen currency
  • Stripe pays you in your currency. Payouts to your Stripe Connect account are in the same currency the booking was charged in
  • Locked after first paid booking. Once a guest has paid for a booking, the currency is locked so historical accounting stays consistent. Set it correctly before going live

If your country's local currency is not in our supported list, your property will default to USD and you can change it via the dropdown if a closer alternative works for you.
