TWELVE O´CLOCK is located La Veleta, Region 15, just 6 min drive from calle 7, which is the main street in the area. The property itself, is located 1.6 km from calle 7 in unpaved road, as half of Tulum is, but nothing that a compact car can handle easily. We fumigate periodically but please be aware you can find bugs in the listing. We are in the middle of the jungle. The listing is cleaned before arrivals but you can find bugs anytime, ants, mosquitoes, scorpions (not poisoning), spiders (not poisoning), etc, etc. Please remember you are not in a city; you are in the Caribbean jungle. Be aware that power in town is unstable. Or could be power outages that last all night. Do you send taxis/transportation? We can send taxis to the properties when requested. If you need a taxi between 10pm and 9am, it must be notified to the manager assigned to your stay before 10pm so it can be arranged to your desired time. If taxis are not requested before 10pm, unfortunately we would not be able to do it after that time. How far are we from the beach? We are located 8 min drive to Tulum beach. Is the pool heated? None of them are heated, since the normal temperature in the area is 28 ° C Closest shop/convenience store? We recommend our guest to bring their own grocery shopping, since there’s no walking distance shops around. The closest convenience store is 10 minutes away by car. Do we modify reservations? We do not modify any confirmed reservation due to external things to us, we can only extend reservation dates if we have availability. Can I have more friends over in the property? External people from the original confirmed reservation are not allowed in the property. For all our guests we are happy to invite you to our temazcal ceremony. The Temazcal is an ancient ceremony steeped in Mexican heritage. It involves participants sitting in a traditional sweat lodge for health and therapeutic benefits. All the ceremony is led by our own “shaman” or spiritual leader. Cost of recovery $3,500.00 pesos up to 15 guests.

“Love this villa, me and my family fell in love with the pictures but of course grew even stronger once arriving by how beautiful the place was. I was able to book roundtrip airport travel, as well as have a personal driver and decorator for this trip - all through the host! Also, breakfast was free and completely delicious. Now, we booked right before the free deadline so anyone who books now for sure will have to pay. But, it’s maybe around $6.00 USD. The only downside with this, no full body mirrors and very low lighting. So, if you are a makeup person or someone who wants to check your self before leaving your house - that’s the only downside.”
“I just returned from a 7 day stay at the property to celebate my 50th birthday and NYE in Tulum. Myself and my party of 5 people really enjoyed staying at Victor's place! There are a total of 5 bedrooms each with en suite bathrooms which was a plus. Given we were 2 couples and 1 single person, we split up so that we each had a floor to ourselves. The balconies that were adjoining three of the rooms were a welcome addition and the outdoor bathtub on the first floor was a plus. It was very peaceful and much cheaper than staying in the Hotel Zone which I would definitely avoid if you would like a more local vibe when visiting Tulum. Kike was our day-to-day concierge and was always available via What's App very quickly.
Please be aware that although this property has a kitchen, there is jo oven or vent above the stove. We were still able to load up on lots of snacks at several of the grocery stores in the area and the fridge was definitely used. Overall, we had a great stay!”

“Our stay was AMAZING! The property was so private and peaceful—absolutely perfect for our group. It was beautiful, spacious, and had everything we needed for a relaxing getaway. We especially loved the chefs! We used them almost every night for dinner and even had breakfast made twice—every meal was delicious and the service was top-notch.
The only minor downside was the bed on the bottom floor—it was really firm and felt like sleeping on the ground. But honestly, aside from that, everything was perfect. We wouldn’t change a thing and can’t wait to come back!”

“Victor’s place was a dream. We spent a few days here for a bachelorette trip and we all loved it. The place was as pictured and the host was very responsive! He greeted us upon arrival and offered plenty of local recommendations. The home WiFi was sufficient.
As other guests have mentioned, be aware that some roads in Tulum (and certainly the roads leading to this Airbnb) are underdeveloped and are quite bumpy. It helps to have google maps ready and loaded if you are driving, you are basically in the jungle.
We had trouble getting into the place at 3am due to a jammed lock, we messaged the host right away and he was able to help us get inside without much of a wait time. Truly, our only feedback for the host would be to have more variety of towels like beach towels.
Overall, we’d certainly book this place again!”
“Wir waren zu 5 dort, die Straßen sind katastrophal ohne Auto oder ohne Roller empfehle ich es gar nicht. Bist mitten im Dschungel. Die Sonne strahlt kaum hin kannst dich eigentlich kaum Sonnen. Essen Möglichkeiten in der Nähe gibt es nicht so wie Einkauf Möglichkeit. Die Villa war jetzt gar nicht sauber als wir hin gekommen sind. Es hat richtig gestunken in manche Zimmern und das Wasser fließt nicht so richtig.”

“We were greeted by the host Keki. The host went shopping for us and helped my friends with decor for my birthday. As everyone left to there rooms we did discover that the house hadn’t been properly clean. We informed the host Keki & the cleaners were send. The cleaner’s told Keki “I was occupying my thing”. Which shouldn't matter. We asked for sheets to be changed and were told they didn’t have anymore. We did find bugs however you have to remember they are located in the jungle area. The glass stairs did cut two of our guest so be careful. First aid kit was send promptly. All this on arrival btw :(. Everything else seemed ok, until it wasn’t ! Yes it’s more , we all had bites which we thought was mosquitoes. (Not blaming them) ! We used everything under the sun nothing work. So we leave and come to find out one of our guess didn’t have mosquitoes bites they had bed bug bites. Yes bed bugs.. This experience has changed my perspective on Airbnb out the country.”

I enjoyed staying in this villa. The host that was assigned to our villa was amazing has well, made sure we were okay and safe.
The only thing I’d say is the power went out for 5 mins but was back on within the next 6 mins.
At night time there were big mexican rats in the bushes, don’t leave no food by the pool. Other than that me and my family will be back victor! thank youuu.”

Our watchouts- Don't Flush Anything down the toliets! The road to the unit is not paved the drivers navigate it well just prepare for a few bumps.”

“If you’re visiting tulum this is the perfect Airbnb , my friends and I loved it. The pictures do this place no justice. So beautiful . Everything was great from the start to finish. We arrived had a nice welcome . ALL the taxis that were sent to the house were very helpful and friendly. The road leading up to the airbnb is bumpy but thats out of control of the airbnb. The pool did have leaves in it but it was expected b/c it’s in the jungle so we didn’t mind . It was also cleaned every day. My friends and i felt VERY safe. Had zero problems and i mean ZERO. The rooms are perfect. The host was very responsive and the person that was in place to help with the stay was Super great and FAST at responding. I definitely recommend this airbnb 100%.”

“My friends and I came here to celebrate my birthday. The villa was absolutely STUNNING, the pictures on the listing don’t do it justice. Each room was perfectly decorated, spacious and luxurious. The home was breathtaking and the views out the back were just as incredible. The property is deep in the jungle and very private, but we felt very safe and comfortable! The hosts were EXTREMELY helpful, even in the months leading up to our stay. They answered any and all questions quickly, provided recommendations and helped arrange our airport transfers and almost all of our taxis to get around town. The temezcal experience on the property was simply amazing and something we will never forget. Thank you for an amazing stay, we hope to be back one day!”

It’s definitely in the jungle so if you’re riding ATVs it’s hard to navigate at night.. we were lost going in circles for like 3 hours…..Beautiful property….. security on premises…there was a little store nearby which was perfect….. only thing is it needs a full length mirror…..everything else was great!”

“wow wow wow it's all I can say! This stunning beautiful villa was such amazing sanctuary for me and my friends to enjoy the magic of Tulum! But I have to say we barely left... The large spacious living room the beautiful comfortable beds and highly decorated bedrooms along with the grounds we're just amazing and stunning.
On top of that we had the big hearted grounded shaman Francisco come in and do a ceremony on the steam hut onsite (temezcal). What a treat!
Victor and his team were so responsive and accommodating. immediately sending recommendations and offering services we needed with a smile and a wink.
I would definitely stay there again and can't wait to do so.
